Commercial Asphalt Paving in
Montgomery County, MD
Parking lots, private roads, and commercial properties, handled by the same owner and crew since 1988.
Commercial Paving Built Around Your Business Since 1988
A commercial paving job is a different kind of project than a driveway. Downtime costs a business money, a poorly striped lot is a liability, and a surface that fails early doesn’t just look bad, it turns customers away. We’ve been handling commercial work across Montgomery County for close to 40 years, and we build every job around minimizing disruption to whatever’s operating on top of it, whether that’s a retail plaza with customers walking in every day or a private road a whole community relies on.
What We Do
Parking lot paving and resurfacing, milling, striping and ADA-compliant handicap marking, sealcoating, private road paving for HOAs and community associations, pothole and crack repair for high-traffic areas, and commercial snow removal and salting for the winter months. Full details on each service are on our commercial pages for Potomac, Gaithersburg, Bethesda, Rockville, and Germantown.
Who We Work Best With
We do best with properties where the owner or property manager wants to talk directly to the person doing the work, not get routed through a call center. That includes retail plazas, office parks, HOA-managed roads, and community facilities. Churches and community centers are work we actively welcome, we’ve handled it before and understand the scheduling needs around services and events. We also handle commercial snow removal and salting for select properties, we’re selective about which ones we take on so we can actually show up when it matters, not spread thin across the county chasing every account.
How We Handle Commercial Jobs Differently
Phased work where possible, so the property stays usable during the job. Off hours scheduling when it’s needed. ADA-compliant striping on every lot, done to code, not an afterthought. And we own our equipment, our trucks, our paver, our roller, so we’re not waiting on a rental company to show up ready. That matters more on commercial jobs than people realize, a rented machine that breaks down mid-project is a rental company’s problem, not a solved problem for your business.
Recent Commercial Projects
We recently milled and resurfaced a 20,000+ square foot parking lot for Bar-T at their Kentlands location, working the lot in sections so the surrounding businesses stayed reachable throughout the job. See the full story, with real photos, on our Gaithersburg commercial page.

Bar-T Ranch, Laytonsville — built from the ground up
We’ve done more than one job for Bar-T. At their Ranch camp property near Laytonsville, we built an 8,000 square foot pickup and drop-off area from the ground up, removing the grass and hauling it away, then building a 4-inch stone base, 3 inches of base asphalt, and a 2.5-inch topping layer, restriped with directional arrows. It’s used daily as a car line so parents picking up campers don’t have to back out onto Dorsey Road.

Road Work on Red Barn Lane
We’ve also maintained Red Barn Lane, a private community road in Potomac, for years, everything from small patch repairs to a full mill-and-resurface of over 1,000 feet of roadbed. Read the full story, including a review from the community, on our Potomac commercial page.

Retail center lot, Rollins Avenue, Rockville
We’ve also maintained Red Barn Lane, a private community road in Potomac, for years, everything from small patch repairs to a full mill-and-resurface of over 1,000 feet of roadbed. Read the full story, including a review from the community, on our Potomac commercial page.
Our commercial work isn’t limited to just a couple of towns. A strip center lot along Rollins Avenue in Rockville needed a full mill-down and repave, and we kept the businesses on-site open and accessible the entire time we worked.

Faith Community Baptist Church, Silver Spring — cleaned, crack-filled, and sealcoated
Not every project needs a full teardown. At Faith Community Baptist Church in Silver Spring, the parking lot had grass growing through the cracks and looked like it needed to be torn out completely. Instead, we cleaned it up, filled every crack with hot rubberized tar, applied a commercial-grade latex sealcoat, and restriped it. For a small church working with a limited budget, it gave them a lot that looks brand new without the cost of a full repave.

Middlebrook Square, Germantown — freshly repaved and striped
At Middlebrook Square in Germantown, the lot needed more than a surface fix, so we took it down to the base, repaired the areas that had failed, laid fresh asphalt across the whole lot, and painted new lines and arrows.

Salting and plowing at Middlebrook Square
Winter maintenance at Middlebrook Square: we’ve stayed on at the property since finishing the paving, handling commercial snow removal and salting through the winter months.
We’ve also done bank branch work for Capital One locations in Rockville and Olney.

Global Mission Church, Aspen Hill — full lot replacement
Our largest church project to date was at Global Mission Church in Aspen Hill, off Hewitt Avenue, roughly 30,000 square feet. The old surface came out completely, the base got repaired where it needed it, and the whole lot went back down fresh with new striping.
What Quality Commercial Paving Actually Looks Like
Thickness matters more than people think. A driveway and a delivery lane aren’t built the same way, and they shouldn’t be. Light-duty parking areas that only see passenger cars generally hold up fine at 3 to 4 inches of asphalt. Loading zones, drive lanes, and anywhere trucks turn or sit under weight need more, typically 5 to 6 inches, or the surface breaks down fast under that kind of load. We size the job to the traffic it’ll actually see, not a one-size-fits-all number.
A properly finished lot should have clean, straight edges, no visible gaps or soft spots where the asphalt wasn’t compacted right, and grading that actually moves water off the surface instead of letting it pool. If a lot you’re looking at has rutting, alligator cracking, or standing water within the first year, that’s usually a base or compaction problem, not something that just happens with time. We’d rather walk you through what we’re doing and why than have you find out the hard way a year later.
Commercial Warranty, the Honest Version
We warranty our workmanship. What we can’t promise is that a commercial lot under constant heavy vehicle traffic will never show wear, no contractor honestly can. We’d rather tell you that upfront than oversell it. Full details are in every proposal.
