Commercial Paving in Bethesda, MD

Parking lots, private roads, and commercial surfaces — real work, real details, no stock photos.

Built for the Properties That Depend on It

Bethesda is one of the most built-out commercial corridors in Montgomery County — office buildings, houses of worship, medical facilities, retail centers, and HOA communities packed into a dense, high-value area where a deteriorating parking lot is noticed immediately. The properties here can’t afford to look neglected, and the parking lots that serve them can’t afford to fail. We’ve been doing commercial paving work in Bethesda since 1988.

Commercial paving in Bethesda is different from commercial work in the outer county. The properties are older, the lots have often been through multiple paving cycles, and the problems underneath the surface have had decades to develop. We evaluate what’s actually happening before we quote the job — because a parking lot with a sinking section has a different solution than one that just needs a fresh surface.

What We Do for Bethesda Commercial Properties

Parking Lot Resurfacing and Replacement

Full lot evaluation, base repair where needed, and machine-laid topping asphalt built for the traffic load the lot actually carries. We use 12.5mm HMA on commercial surfaces — a coarser, more durable mix than residential topping.

Base Repair and Sinkhole Remediation

When a section of a parking lot is sinking — from an old tree stump decomposing, a failed drainage pipe, or base material that was never compacted properly — we excavate to the problem, fix it properly, and rebuild from the ground up. A resurfaced sinkhole isn’t a fixed sinkhole.

Milling

When a lot surface has built up over multiple paving cycles and the transitions at curbs, drains, and building entrances are compromised, we mill it back down before any new asphalt goes down.

Line Striping and ADA Compliance

After any resurfacing job, we restripe the full lot — stalls, handicap spaces, fire lanes, arrows, and all required ADA markings. Handicap spaces and access aisles have to meet current code, not the code from whenever the lot was last striped.

Crack Filling and Patching

Preventive maintenance on a commercial lot is what keeps a $40,000 resurfacing job from becoming a $120,000 replacement in ten years. We fill with hot rubberized sealant and patch failed sections before they become potholes.

Bumper Block Installation and Replacement

After resurfacing, bumper blocks need to be reset correctly so they don’t shift under daily vehicle pressure. We reset existing blocks and install new ones where needed.

Sealcoating for Commercial Lots

Commercial lots take more UV exposure and more fluid contamination than residential driveways. A properly timed sealcoat is what keeps a commercial surface looking maintained rather than neglected.

Parking Lot Resurfacing at Wildwood Baptist Church

Old Georgetown Road, Bethesda, MD — Completed 2022

What We Found

Wildwood Baptist Church on Old Georgetown Road has been a Bethesda landmark since 1862 — one of the oldest continuously operating churches in Montgomery County. The parking lot, roughly 17,920 square feet, had surface failures throughout. But one area told a different story. About 400 square feet near the center of the lot had been sinking steadily. An old oak tree had stood there years earlier — the tree was cut down and the area was paved over, but the stump and root system left underground had been slowly decomposing, and the ground above it was settling with it. A previous paving job had covered it up without addressing what was happening underneath. The remaining 500 to 700 square feet of removal was standard surface failure throughout the lot.

What We Did

We removed 900 to 1,100 square feet of failed asphalt total and hauled it away. In the sinking area where the old oak tree had been, we excavated down to the problem, shored up the base with proper material so it would hold, and rebuilt it before any new asphalt went down. We milled the entire lot in all areas that needed to meet back flush with the existing surface. We laid 3 inches of base asphalt in every removed area and compacted with heavy-duty rollers. We cleaned the full lot and applied EM-50 tack coating so the new surface would bond to the existing asphalt as one structure. We machine-laid 2.5 inches of topping asphalt across the full 17,920 square feet and power rolled to a smooth, consistent finish. We reset all bumper blocks and restriped the entire lot — parking stalls, handicap spaces, arrows, and all required markings. One-year workmanship warranty included.

The Result

A 160-year-old Bethesda institution with a parking lot that finally matches the permanence of the building it serves — the sinking area is holding, the surface drains correctly, and the striping meets current ADA requirements.

Why Bethesda Property Managers Call Us

Same owner, same crew since 1988. Jim Stanley founded this company, and his son Mike runs it today. Jim or Mike is on every commercial job personally — not a salesman who disappears after the bid. We own our equipment, all of it — trucks, pavers, rollers — not rented by the day.

We don’t cover up problems. If a section of your lot is sinking, we’ll find out why before we pave over it. That’s not extra work — that’s the only way to do the job so it actually holds.
