What Olney Homeowners Should Know Before Repaving a Driveway
Olney still feels like a small town even though more than 30,000 people live here. It sits in the north-central part of Montgomery County where the suburbs give way to farmland and horse properties, and that rural-meets-residential character shows up in everything from the lot sizes to the road layouts. The commercial center at Georgia Avenue and Route 108 anchors the community — Olney Village Center, Fair Hill Shops, and the Shoppes of Olney give you everything you need without leaving town. Olney Theatre Center, founded in 1938 and designated one of Maryland’s two official state theaters, draws audiences from across the region. Our Lady of Good Counsel High School sits on a 51-acre campus off Old Vic Boulevard and is one of the top private schools in Montgomery County.
The neighborhoods here reflect Olney’s growth over the decades. Olney Mill dates to the 1970s with its mature trees and walking paths. Tanterra and Williamsburg Village went in through the 1980s. Trotters Glen is one of the newer communities — Toll Brothers built it on the site of the former Trotters Glen Golf Course, an 18-hole Ed Ault-designed course that operated from 1993 until redevelopment turned it into roughly 68 homes on half-acre lots along Batchellors Forest Road. Whatever decade your home was built, the driveway that came with it is aging on the same Montgomery County clay that sits under all of Olney.
We’ve been paving in Olney since 1988. We’re based in Gaithersburg, a straight shot down Georgia Avenue — close enough to know the neighborhoods, the soil, and the seasonal damage patterns that show up here every spring.
What We Do in Olney

Driveway Paving and Replacement
Olney has driveways from every decade since the 1970s, and the older ones are well past the point where surface repairs make sense. When the base has deteriorated and water is getting underneath, the only real fix is to take it all out and start over. We remove the old surface, haul it away, lay proper stone base, and pave with compacted base asphalt and a finish coat built to handle what Olney’s clay and weather throw at it.

Driveway Widening
Olney’s lots are larger than most of Montgomery County, and the driveways that came with them don’t always match how the property is used today. We add parking space, extend turnaround areas, and reconfigure pad layouts that don’t work — like a horizontal parking pad that forces cars to stick out into the driving path. We remove what isn’t functioning, rebuild the footprint so it fits the way your household actually parks, and tie everything into the existing drive as one clean surface.

Sealcoating
Olney’s wooded lots and clay subsoil create conditions where driveways stay damp well after a storm passes, and that lingering moisture is what shortens the life of unsealed asphalt. Depending on the product, we apply oil-based sealer under pressurized spray, forcing it into every void, crack, and pore for coverage a hand application can’t match, or a latex coating applied and worked in by hand for a different level of protection. Either way, the goal is the same: keep water and UV out before they start breaking the surface down.

Crack Filling and Patching
One winter is all it takes. Water gets into a crack, freezes overnight, expands, and by morning the crack is wider than it was yesterday. Multiply that by dozens of freeze-thaw cycles between November and March and a small crack becomes a real problem. We fill with heated rubberized sealant for hairline damage and cut out and repave sections where the cracking has already gone deeper than the surface.

Culvert Pipe Replacement
Olney properties, especially the larger lots along the rural roads, often have drainage pipes running under the driveway that were installed decades ago. When those pipes fail, the driveway sinks or water backs up with nowhere to go. We handle the full replacement — excavation, new pipe, grading, and repaving. See our dedicated Olney Culvert Pipe Replacement page for a real local case study.

Resurfacing and Overlay
If the base is still in good shape but the surface is showing its age, we can lay fresh asphalt over the existing drive. We evaluate the base first — if it’s solid, we prep the surface, apply tack coat, and machine-lay the new layer. If the base won’t support an overlay, we’ll tell you before you spend money on a fix that won’t last.
Olney Neighborhoods and Landmarks
Olney Manor Recreational Park covers 61 acres along Georgia Avenue — walking trails, ball fields, a dog park, skate park, tennis courts, and an indoor swim center. It’s where a lot of Olney’s daily outdoor life happens. The Olney Town Center at Georgia Avenue and Route 108 is the commercial hub, with four shopping centers including Olney Village Center and Fair Hill Shops providing grocery, dining, and services within the community.
Olney Mill is one of the original neighborhoods — 1970s-era homes with mature landscaping, walking paths through the community, and a neighborhood feel that families stay for.
Tanterra and Williamsburg Village filled in through the 1980s with a mix of colonials and split-levels on wooded lots. Hollow Crest offers larger colonial-style homes. Tall Timbers Estates, Preserve at Rock Creek, and Reserve at Fair Hill round out the established communities. And Trotters Glen, built by Toll Brothers on the former 18-hole Trotters Glen Golf Course along Batchellors Forest Road, brought newer construction on half-acre lots to the area.

Why Olney Driveways Are Different
Olney sits at a higher elevation than most of Montgomery County, and that means colder winters, harder freezes, and more freeze-thaw cycles per season. The clay soil holds moisture year-round, and when that moisture freezes repeatedly under an aging driveway, the damage accelerates faster than it would in the flatter, warmer parts of the county.
The other factor is lot size. Olney’s driveways tend to be longer and wider than what you’d find in Rockville or Bethesda — more surface area exposed to weather, more weight from vehicles, and more linear feet of edges where water can work its way in. Maintaining a larger driveway takes more attention, and replacing one takes a crew that knows how to manage the scope without cutting corners.
Driveway Replacement and Parking Pad Reconfiguration for Michael on Bloomfield Road
Olney, MD — Completed 2026
What We Found
Michael’s property at 19005 Bloomfield Road had roughly 1,060 square feet of driveway plus a small parking pad off to the side. The pad was oriented horizontally to the house — awkward enough that a parked car stuck out and made it difficult to back out of the garage and pass safely. The driveway surface itself was old and failing throughout.
What We Did
We removed the entire driveway and the old parking pad, hauled everything away, and reconfigured the pad from a horizontal orientation to a vertical one so parked cars sit parallel to the house instead of sticking out into the driving path. We laid 3 inches of CR-6 stone base, followed by 3 inches of 19mm base asphalt compacted properly, applied a tack coating so the layers bond as one, and finished with 2 inches of 9.5mm topping asphalt for a smooth, dense surface. All edges were banked at a 45-degree angle and the job site was cleaned before we left.
The Result
Michael now has a driveway and parking pad that actually work together — the reconfigured pad fits vehicles cleanly without blocking the garage path, and the full driveway surface is built on a proper stone and asphalt base. One-year workmanship warranty included.
“Reasonable price. Very responsive to our needs. Excellent and efficient crew. Outstanding work.”

We own our equipment. Our trucks, our paver, our roller — all ours. Not rented by the day, not borrowed from another crew. We show up ready, every time.

We don’t push unnecessary work. If your driveway needs a patch, we’ll tell you. If it needs a full replacement, we’ll tell you that too. If your parking pad layout is the real problem, we’ll tell you that instead of just repaving the same bad design.
We know Olney. The elevation and the harder freezes that come with it. The clay underneath every neighborhood from Olney Mill to Trotters Glen. The longer driveways on bigger lots that take more skill to pave right. We’ve been paving here since 1988 and we’re not going anywhere.
