Commercial Asphalt Paving in Gaithersburg, MD

Parking lot paving, milling, striping, and sealcoating for Gaithersburg businesses since 1988.

Commercial Parking Lot Paving in Gaithersburg, Done Around Your Business

A commercial parking lot is a different job than a driveway, and it needs to be treated that way. Downtime costs a business money, a botched striping job is an ADA liability, and a lot that fails early doesn’t just look bad, it turns away customers before they ever walk in the door. We’ve been handling commercial paving in Gaithersburg since 1988, and we build every commercial job around minimizing disruption to the business operating on top of it.

Gaithersburg has a wide range of commercial properties that need this kind of work — retail plazas along Kentlands Boulevard and Century Boulevard, office and light-industrial buildings near the Airpark corridor, corporate campuses along the I-270 biotech and business corridor, and churches and community facilities throughout the city. We do best with properties where the owner or property manager wants to talk directly to the person doing the work, not get routed through a call center. Each property comes with its own scheduling needs, and we plan around them rather than asking a business to work around us.

Commercial Services We Provide

Parking Lot Resurfacing and Replacement

Full-depth removal and repaving, or milling and overlay when the base is still sound. Built for the daily traffic volume a commercial lot sees that a residential driveway never will.

Milling

Removing the top layer of failed asphalt down to a stable surface before repaving. Used when a lot has surface failure but the base underneath doesn’t need to be rebuilt from scratch, which keeps cost and downtime lower than a full tear-out.

Sealcoating

Protects commercial asphalt from UV damage, oil and fuel spotting, and water penetration. Extends the life of a lot between resurfacing cycles.

Striping and ADA-Compliant Handicap Marking

Commercial-grade line paint for parking stalls, fire lanes, directional arrows, and handicap spaces marked to code. A lot that isn’t striped correctly is a liability a property owner doesn’t want to carry.

Pothole and Crack Repair

Targeted repair for high-traffic areas and drive lanes without shutting down an entire lot.

Church and Community Facility Lots

We’ve resurfaced and maintained parking lots for churches in Gaithersburg, and it’s work we actively welcome. Houses of worship and community centers have unique scheduling needs around services and events, and we plan the work around those schedules rather than asking a congregation to work around us.

Where We Work in Gaithersburg

We’ve paved commercial properties across Gaithersburg’s business districts, including:

Kentlands and Midtown Retail Corridors

The shops, restaurants, and offices along Kentlands Boulevard and Main Street, where lots see heavy daily foot and vehicle traffic and downtime directly affects nearby businesses.

The I-270 Biotech and Business Corridor

Office and corporate properties near NIST and the surrounding business parks, where lots need to be maintained without disrupting a working campus.

Airpark and the Light-Industrial Corridor

Warehouses, light-industrial buildings, and office parks near the Montgomery County Airpark, where lots often see heavier vehicles than typical retail traffic.

Downtown Crown and Rio Washingtonian

Newer mixed-use retail and office developments where appearance standards and tenant visibility matter as much as the paving itself.

Don’t see your property type listed? If it’s commercial paving in Gaithersburg, we’ve likely handled something similar. Call and we’ll take a look.

Why Commercial Paving Is a Different Job

A commercial lot carries more weight, more often, than a residential driveway ever will — delivery trucks, daily commuter traffic, and constant turnover of vehicles all day. That means commercial asphalt is built thicker than residential work to handle that load, but heavy commercial traffic puts more stress on a lot than a driveway ever sees, and no paving surface is immune to that over time.

Scheduling matters just as much as the paving itself. A retail lot can’t sit closed for a week, and an office campus can’t have its parking blocked during business hours. We plan commercial jobs in phases where possible, work off-hours when needed, and coordinate with property managers so the business on top of the lot keeps running.

ADA compliance is not optional on a commercial lot. Handicap spaces, van accessible striping, and proper signage all need to meet code, and getting it wrong is a liability for the property owner, not just a paving problem. We stripe every commercial lot to current ADA standards.

Parking Lot Milling and Resurfacing for Bar-T

177 Kentlands Blvd, Gaithersburg, MD — Completed 2023.

What We Found

Bar-T’s parking lot at 177 Kentlands Blvd — roughly 20,165 square feet serving their office and the surrounding retail plaza — had reached the point where the surface was failing in key areas. The lot needed more than a patch. Certain sections had deteriorated enough that a straight overlay on top of the existing surface wouldn’t have held, and the striping, including the handicap spaces, needed to be brought back up to current standards.

What We Did

We milled down the key failed areas of the lot to remove the damaged surface layer. Low spots were flush-filled with aggregate and compacted to bring the grade level before repaving. We applied EM-50 tack coat to bond the layers, then machine-laid 2.5 inches of 9.5mm HMA topping asphalt across the full lot and compacted it with a 3-to-5-ton vibratory roller.

Once the surface was down, we painted all parking lines and handicap spaces with commercial-grade line paint, including van-accessible striping to meet ADA standards, and cleaned the site before leaving.

Because the lot serves an active retail plaza, we worked it in sections rather than closing the whole thing at once, so nearby businesses stayed reachable throughout the job. We also pulled the existing bumper stops before milling and reset and re-pinned them once the new surface was down, instead of leaving that detail for someone else to handle.

The Result

Bar-T ended up with a fully resurfaced, professionally striped lot across more than 20,000 square feet, with the failed sections addressed at the source instead of patched over. The lot was back in full use with clean, code-compliant striping for both general parking and accessibility spaces.

Same owner, same crew since 1988. Jim Stanley founded this company, and his son Mike runs it today. You’re working directly with the person quoting and running the job, not a rotating cast of subcontractors.

We plan around your business, not the other way around. Phased scheduling, off hours work, and coordination with property managers so your lot stays as usable as possible during the job.

We own our equipment. Our trucks, our paver, our roller — all ours. Not rented by the day, not borrowed from another crew.

Highest rated on Google with verified reviews from local businesses and homeowners alike. Not bought, not incentivized.

Google Guaranteed, MHIC licensed, fully insured. MHIC #01-66672. Commercial-grade insurance coverage for commercial-scale work.

We give you a straight answer. If a full mill-and-overlay isn’t needed and a targeted repair will hold, we’ll tell you. We’d rather earn a repeat customer than oversell one job.

We’re upfront about what asphalt can and can’t promise under heavy commercial traffic — the full details are in every proposal.
