Asphalt Paving in Rockville, MD

Family-owned driveway paving, sealcoating, and repair for Rockville homeowners since 1988.

From West End to King Farm: One City, Seventy Years of Driveways

Rockville is one of three incorporated cities in Montgomery County and one of the most established communities in the region. The Montgomery County Courthouse, the county government offices, and the Rockville Pike corridor along Route 355 make it the civic and commercial center of the county. From Twinbrook and the Town Center near the Metro stations to King Farm and Fallsgrove closer to Shady Grove, from the historic homes in West End and College Gardens to the mid-century modern layouts of New Mark Commons, Rockville covers a wide range of neighborhoods, home styles, and lot sizes — and that means a wide range of driveway conditions.

Some of Rockville’s driveways date to the 1950s and 1960s. Others went in during the 1980s and 1990s when neighborhoods like King Farm and Fallsgrove were built out. Either way, the same Montgomery County clay sits underneath, and the same freeze-thaw cycle works on the surface every winter. The older drives have had decades of settling and base failure. The newer ones are now hitting the 25- to 35-year mark where original surfaces start showing their age.

We’re based in Gaithersburg, right next door. We’ve been paving in Rockville since 1988 and know the city well — the neighborhoods, the soil conditions, and the driveway problems that come with both.

What We Do in Rockville

Driveway Paving and Replacement

Some Rockville driveways are so far gone that grass is growing through the surface. When the asphalt has cracked to the point that vegetation is pushing through, the base has already failed. We remove everything, evaluate what’s underneath, add stone and proper base material where needed, and pave new with compacted base asphalt and a smooth finish coat. It’s the most common job we do in Rockville’s older neighborhoods.

Driveway Widening and Extensions

Twinbrook, College Gardens, West End — these are neighborhoods where the driveway often ends right where the second car needs to park. We extend the existing drive to add parking or turnaround space, matching the new section to the old so the finished product looks like it was always there.

Sealcoating

Rockville’s mix of mature tree canopy and clay soil means driveways stay shaded and damp longer than they should. That combination accelerates surface breakdown. We match the method to the driveway — oil-based sealer applied under pressure for newer surfaces, latex brushed on by hand for older ones.

Crack Filling and Patching

Left alone through one Rockville winter, a hairline crack becomes a network of damage by spring. Water enters, freezes, expands, and breaks the asphalt apart from the inside. We fill cracks with heated rubberized sealant and patch areas where the surface has already started to come apart — stopping the damage before it reaches the rest of the drive.

Resurfacing and Overlay

When the structure underneath is still sound but the surface has worn thin or oxidized, we can lay new asphalt over the existing drive. We prep the surface, apply tack coat for bonding, and machine-lay the new layer. Before we recommend this, we check whether the base will actually support an overlay — if it won’t, we’ll tell you replacement is the better path.

Culvert Pipe Replacement

Rockville has some of the oldest residential infrastructure in Montgomery County, and that includes drainage pipes underneath driveways built in the 1950s and 1960s. After 60-plus years underground, those pipes corrode, collapse, and stop doing their job. We excavate the failed section, swap in a new pipe pitched to drain properly, rebuild the base over it, and finish with fresh asphalt on top. It’s a job we’ve done enough times in Rockville to have the process dialed in.

Rockville Neighborhoods and Landmarks

Rockville stretches from the Shady Grove Metro area in the northwest down through the Route 355 business corridor to Twinbrook and the Town Center near the Rockville Metro station. Lakewood Country Club, founded in 1959, sits on Glen Mill Road with its Rees Jones-designed course. Adventist HealthCare Shady Grove Medical Center is one of the area’s major employers and anchors the medical corridor along Shady Grove Road. The Fallsgrove Village Center provides shopping and dining right inside the neighborhood.

King Farm is one of Rockville’s newer planned communities, with its own village center, historic barn and farmstead, and easy access to the Shady Grove Metro. Twinbrook has direct Red Line access and a mix of mid-century single-family homes that families have stayed in for generations.

West End and College Gardens sit close to downtown Rockville with tree-lined streets, older homes, and walkable access to the courthouse area. New Mark Commons is a 1960s planned community of modernist homes built around a private lake. Woodley Gardens offers a quieter, established neighborhood feel near Richard Montgomery High School. Richard Montgomery, Wootton, and Rockville High Schools all serve the city.

Why Rockville Driveways Are Different

Rockville’s age range is part of what makes it different. You’ve got driveways from the 1950s sitting a few blocks from driveways built in the 2000s. The older ones were paved on thinner bases with less stone than modern standards require, and they’ve had 50 to 70 years of traffic, weather, and settling. The newer ones were built better but are now approaching the age where original surfaces start cracking and the base starts showing its limits.

The clay soil under Rockville holds moisture the same way it does everywhere in Montgomery County, but Rockville’s mature tree canopy adds another factor — shade keeps surfaces damp longer, roots push up from underneath, and falling leaves trap moisture on the surface through autumn. All of that feeds the freeze-thaw cycle that does the real damage between November and March.

Driveway Replacement for Vincent on Pommel Drive

Rockville, MD — Completed 2026

What We Found

Vincent’s driveway was the original surface — old enough that grass was growing up through the cracks. That’s not just cosmetic damage. When vegetation can push through asphalt, the surface has broken apart completely and the base material underneath has deteriorated to the point where water, roots, and soil are moving freely through what used to be a sealed system. At roughly 640 square feet, the entire driveway needed to come out.

What We Did

We removed the full driveway surface and cleared out the failed base material. We added stone, then laid 3 inches of 19mm base asphalt and compacted it. On top of that, we laid 2 inches of 9.5mm finish asphalt for a smooth, dense surface. The result is a properly built driveway with the base depth and material quality to handle Rockville’s clay soil and freeze-thaw cycle for years to come.

The Result

Vincent’s driveway went from grass-through-the-cracks to a clean, properly graded surface built on a solid foundation. One-year workmanship warranty included.

“Mike came by, gave me a reasonable estimate, then brought his crew by a couple weeks later and redid our driveway in Rockville. So far so good.”

Why Rockville Homeowners Call Us

Same owner, same crew since 1988. Jim Stanley founded this company, and his son Mike runs it today. Jim or Mike is on every single job — not a salesman, not a project manager you never see again after the estimate. Our crew has been with us for years. These are experienced guys who know what they’re doing, and we don’t rotate them out or sub the work to whoever’s available that week. You get the same faces from estimate to completion. We’re right next door in Gaithersburg.

We own our equipment. Our trucks, our paver, our roller — all ours. Not rented by the day, not borrowed from another crew. We show up ready, every time.

Highest rated on Google with verified reviews from your Montgomery County neighbors. Not bought, not incentivized — real people who hired us and took the time to write about it. Look us up before you decide.

Google Guaranteed, MHIC licensed, fully insured. We passed Google’s background check and screening. MHIC #01-66672 means we’re licensed by the State of Maryland. Both are on the record.

We don’t push unnecessary work. If your driveway needs a patch, we’ll tell you. If it needs a full replacement, we’ll tell you that too. We’d rather be straight with you than sell you something you don’t need.

We know Rockville. The older neighborhoods near the courthouse where driveways have been down for decades. The clay underneath King Farm and Fallsgrove. The tree canopy in Twinbrook and West End that keeps surfaces damp. We’ve been paving here since 1988 and we’re not going anywhere.
