Gaithersburg Isn’t One Neighborhood: Driveway Paving That Adapts to Each
Gaithersburg isn’t one neighborhood, it’s a dozen of them stitched together, and we’d know — this is home. We’re headquartered right here in Gaithersburg, so when we quote a driveway in Airpark or Kentlands, we’re not driving in from somewhere else and guessing. We’ve been paving this city since 1988.
What makes Gaithersburg different from the rest of Montgomery County is how much the housing stock varies block to block. Olde Towne has homes going back generations, some with driveways poured decades ago on bases that were never engineered for today’s traffic. Airpark and Cypress Run are established neighborhoods from the 80s and 90s with larger lots and longer driveways. Kentlands and Downtown Crown are newer, planned communities where the driveways are younger but the HOA standards are stricter about how the work looks when it’s done. We’ve paved in all of them, and we adjust the approach for each.
Gaithersburg also carries more daily wear than people realize. Between NIST, AstraZeneca, IBM, and Lockheed Martin anchoring the biotech and corporate corridor along I-270, this city sees a lot of commuter and delivery traffic pass through residential streets every day. Add in the freeze-thaw swings we get each winter, and driveways here take a beating that a lot of homeowners don’t clock until the cracks show up.
What We Do in Gaithersburg

Driveway Paving and Replacement
A full tear-out when the old surface and base have both failed, right down to a rebuilt, compacted foundation and fresh asphalt on top. Built to handle daily driving, not just look good on move-in day.

Driveway Widening and Extensions
More parking, a turnaround, or room for a second car. We tie the new section into the existing asphalt as cleanly as possible so the finished driveway reads as one continuous surface.

Sealcoating
We match the method to the driveway — oil-based sealer applied under pressure for newer surfaces, latex brushed on by hand for older ones.

Crack Filling and Patching
Targeted repair using hot rubberized filler and infrared patching, meant to stop a small crack from spreading into a full-blown replacement job.

Resurfacing and Overlay
A fresh asphalt layer over an existing surface that’s worn but still structurally sound underneath, skipping the cost of tearing everything out. We’ll walk your driveway with you and tell you straight whether it’s a candidate.

Culvert Pipe Replacement
Collapsed or rusted pipes under a driveway cause sinkholes and pooling. We dig out the old pipe, replace it with Montgomery County approved pipe, rebuild the base, and pave.
Gaithersburg Neighborhoods We Work In
Every part of Gaithersburg has its own character, and its own driveway problems. Here’s where we do the most work:
Kentlands
A planned, walkable community with strict architectural standards. Work here needs to look finished and clean, not just functional — HOA guidelines are real and we build the scope around them.
Airpark
Named for the Montgomery County Airpark, the small general aviation airport that anchors the neighborhood. Established streets, mature trees, and driveways old enough that base failure is the most common call we get out here. Airpark also has a mix of light industrial and commercial properties near the airfield — if that’s you, visit our commercial paving page for parking lot and lot striping services.
Cypress Run
Our own neighborhood. Larger lots, homes mostly built in the 1990s and 2000s, longer driveways than you’ll find closer to the city center. We know this area better than anyone because we live in it.
Downtown Crown
Gaithersburg’s newest development, mixed residential and retail. Driveways here are younger, but access can be tight with the density, so we plan equipment placement carefully before we ever start a job.
Olde Towne Gaithersburg
The historic heart of the city, home to the old B&O Railroad station and the caboose on display downtown. Some of the oldest driveways in Gaithersburg are here, often on bases that were never built to modern standards.
Don’t see your street listed? We’ve paved all over this city for close to 40 years. Call and we’ll come take a look.
North Potomac
North Potomac sits right on Gaithersburg’s edge, and we treat it as its own community, not an afterthought. Stone Mill Elementary is the anchor point for a lot of the neighborhoods out here — and it happens to be the elementary school Mike went to growing up. We’re not learning this area from a map. Homes around Stonebridge and the broader North Potomac corridor tend to be newer than the older sections of Gaithersburg, but the driveways still take the same beating from Montgomery County winters and the daily traffic feeding I-270.
Montgomery Village
Montgomery Village sits just outside Gaithersburg’s city limits — it’s its own community, governed by the Montgomery Village Foundation, not part of the city itself. We mention that because we’d rather be accurate than lump it in just to pad a page. That said, we work here regularly. It’s a large planned community built in the 1960s and 70s, with a mix of condos, townhouses, and single-family homes, and plenty of original driveways that are due for a serious look.
Why Gaithersburg Driveways Are Different
Gaithersburg was founded in 1802 and became a city in 1968, and you can feel that range in the town — Olde Towne’s historic streets sit a few miles from Rio Washingtonian Center and the newer development around Downtown Crown. That age gap matters for driveways. An Olde Towne driveway poured decades ago often has a base that was never designed for modern vehicles. A Kentlands or Downtown Crown driveway is younger, but the finish standards residents expect are higher.
The biotech and corporate corridor along I-270 — NIST, AstraZeneca, IBM, Lockheed Martin — brings a steady flow of commuter and delivery traffic through residential streets that weren’t necessarily built for it. Add in Gaithersburg High School and Quince Orchard High School both drawing daily bus routes and drop off traffic through their surrounding neighborhoods, and the wear on local driveways adds up faster than people expect.
Winters here bring the same freeze-thaw cycle as the rest of Montgomery County — moisture gets into small cracks, freezes, expands, and turns a minor issue into a real one by spring. We recommend sealing every couple of years and addressing cracks in the fall, before the cold sets in.
If your neighborhood has an HOA — Kentlands, Downtown Crown, some sections of Cypress Run — there may be design or approval standards for driveway work. We’ve built inside those guidelines before and can help you navigate the process if needed.
Concrete Driveway Removal and Asphalt Replacement for Edwin in Flower Hill
Gaithersburg, MD — Completed 2026
What We Found
Edwin’s driveway in Flower Hill, about 620 square feet, was old concrete rather than asphalt, worn down and cracking after years of use. Concrete and asphalt fail differently, and a concrete driveway this far gone isn’t something you patch. It needed to come out completely.
What We Did
We broke out and removed the full 620 square feet of old concrete. Once it was up, we found there was no real stone base underneath it at all, just dirt. That’s likely a big part of why it had worn as poorly as it had. We added gravel across the full area and compacted it to build the base the driveway should have had from the start.
From there we laid 3 inches of base asphalt and compacted it, then machine-laid 2.5 inches of topping asphalt over the full driveway. We ran a roller to compact it, then went back over it with a plate compactor to knock down the roller lines and leave a smooth, even finish.
The Result
Edwin’s driveway went from cracking concrete sitting on bare dirt to a properly based asphalt driveway built the right way from the ground up. One-year workmanship warranty included.
“J Stanley Asphalt did an amazing job on our driveway. We would highly recommend them for any paving work in Montgomery County.”

Why Gaithersburg Homeowners Call Us
Same owner, same crew since 1988. Jim Stanley founded this company, and his son Mike runs it today. Jim or Mike is on every single job. Our crew has been with us for years — experienced guys who know what they’re doing, not a rotating cast of subs. You get the same faces from estimate to completion.
We’re not just based here, we live here. We’re headquartered in Gaithersburg, and Mike went to Stone Mill Elementary. This isn’t a service area on a map to us — it’s home.
We own our equipment. Our trucks, our paver, our roller — all ours. Not rented by the day, not borrowed from another crew. We show up ready.
