Paving Across Silver Spring’s Age Range

Silver Spring covers more ground than most people realize. The mailing address stretches across a larger area than any city in Maryland except Baltimore — from the walkable downtown along Colesville Road and Georgia Avenue out through Woodmoor, Four Corners, Kemp Mill, and Colesville, all the way to Drumeldra Hills and the wooded lots along Notley Road near the ICC. The AFI Silver Theatre anchors downtown in a restored 1938 Art Deco building. The Fillmore draws live music crowds. NOAA’s headquarters sits just off East-West Highway. And five minutes in any direction from the town center puts you in a residential neighborhood with tree-lined streets, mid-century homes, and driveways that were paved decades ago.

That’s the challenge with Silver Spring driveways — the age range is enormous. Some neighborhoods near downtown have homes from the 1930s and 1940s. Four Corners and Woodmoor were built out in the 1950s and 1960s. Drumeldra Hills has homes on acre-plus lots from the late 1960s. Cross Creek Club, the golf course community off Fairland Road, brought newer construction starting in 1998. The driveways that came with all of these homes were built to the standards of their era, and every one of them sits on the same Montgomery County clay. Add the freeze-thaw cycle that works on every crack from November through March, and these driveways are showing it — older and newer alike.

We’ve been paving in Silver Spring since 1988. We’re based in Gaithersburg and work throughout the Silver Spring area regularly — from the tighter residential streets near downtown to the longer driveways on larger lots out toward Colesville.

What We Do in Silver Spring

Driveway Paving and Replacement

Silver Spring has some of the oldest residential driveways in Montgomery County, and many of them have been patched, sealed, and patched again to the point where the surface is more repair than original asphalt. When a driveway reaches that stage, the base underneath is usually compromised too. We strip it down to bare ground, rebuild with proper stone and base material, and pave new so the next surface lasts the way the first one should have.

Driveway Widening and Extensions

Spencer’s driveway tells the story — long, narrow, 90-degree turn into the garage, no room to maneuver. That layout is common across Silver Spring’s older neighborhoods, where driveways were designed around smaller vehicles and fewer of them. Adding width along the length and extending the area near the garage turns a driveway you fight with into one you don’t think about. We coordinate with landscapers or retaining wall contractors when the grade change along the new edge requires it — the widening and the wall need to work together, not fight each other.

Sealcoating

Between Sligo Creek, Rock Creek, and the Northwest Branch corridor, Silver Spring has more tree canopy and creek-fed moisture than most of Montgomery County. That means driveways here stay shaded and damp longer, which accelerates surface breakdown. For driveways that need deep protection, we use an oil-based product applied under pressure — it penetrates into the asphalt rather than sitting on top. For surfaces in better condition, a latex coating worked in by hand gives solid protection with a clean finish. The right choice depends on the driveway’s age and condition, and we’ll recommend based on what we see when we look at it.

Crack Filling and Patching

Silver Spring’s older driveways develop crack patterns that tell you exactly what’s happening underneath. Linear cracks along the edges mean the base is eroding. Alligator cracking in the center means the base has failed in that section. We match the repair to the damage — rubberized fill for surface-level cracks, and cut-and-replace patching where the failure runs deeper than the surface layer.

Resurfacing and Overlay

Not every aging driveway in Silver Spring needs to come out entirely. If the base is still structurally sound and the damage is limited to the surface, an overlay gives you a new driving surface at a fraction of the replacement cost. We check the base condition before recommending this — an overlay on a bad base is money wasted, and we’ll say so.

Culvert Pipe Replacement

Properties in the outer Silver Spring area, particularly around Colesville and Drumeldra Hills where lots are larger and drainage runs through natural paths, sometimes have pipes under the driveway that have been in the ground since the house was built. When a 50- or 60-year-old pipe gives out, the driveway above it follows. We replace the pipe, set the drainage grade, rebuild the base, and repave the affected section.

Silver Spring Neighborhoods and Landmarks

Downtown Silver Spring is the cultural and commercial center — the AFI Silver Theatre, The Fillmore, and the restaurant and retail corridor along Colesville Road and Georgia Avenue draw people from across the county. But most of Silver Spring’s residential neighborhoods are quieter than the downtown would suggest.

Woodmoor and Four Corners sit just north of the Beltway with brick homes from the 1950s and 1960s on tree-lined streets. Kemp Mill offers larger lots, single-family ranch and split-level homes, and a quieter, more suburban feel. Indian Spring and Woodside Park are among the oldest established neighborhoods, with homes that have been well maintained for generations. Forest Glen borders the Metro station and Rock Creek Park. Out toward Colesville, neighborhoods like Drumeldra Hills have homes on acre-plus lots with long driveways that feel more rural than suburban. And Cross Creek Club, the golf course community off Fairland Road and Briggs Chaney Road, offers newer homes built by Ryan Homes and NVHomes starting in 1998 — over 500 homes with pool, tennis courts, clubhouse, and walking paths surrounding the course.

Brookside Gardens is one of Silver Spring’s best-known destinations — a 50-acre public botanical garden inside Wheaton Regional Park with themed garden rooms, two conservatories, a rose garden, an aquatic garden, and a butterfly house in summer. It’s one of the most popular photo spots in Montgomery County, popular enough that the park requires permits for engagement shoots, quinceañeras, and family portraits. The Garden of Lights display draws crowds every winter.

Sligo Creek Trail runs through the heart of Silver Spring — hiking and biking through wooded parks, with weekend road closures on Sligo Creek Parkway for cyclists. Rock Creek Park borders the west side with its own trail network. The Northwest Branch Trail extends 21 miles along the Northwest Branch corridor. Montgomery Blair, Springbrook, and Paint Branch High Schools all serve Silver Spring families.

Why Silver Spring Driveways Are Different

Silver Spring’s residential areas sit along creek valleys and rolling terrain — Sligo Creek, Rock Creek, Northwest Branch — which means driveways here deal with grade changes, water flow, and root intrusion that flatter communities don’t face. The tree canopy is dense, especially in the older neighborhoods, and shade keeps driveways damp longer after every rain. That extended moisture exposure is what speeds up the freeze-thaw damage cycle between November and March.

The age factor matters too. Silver Spring’s housing stock spans nearly a century — 1930s bungalows near downtown to newer builds in Cross Creek Club. The older driveways were built on thinner bases with less engineered stone than modern standards require, and they’ve had 50 to 80 years of weather, traffic, and settling working against them. When a driveway that old finally fails, it usually needs a full rebuild, not a patch.

Driveway Widening and Extension for Spencer on Vierling Drive

Silver Spring, MD — Completed 2026

What We Found

Spencer’s driveway on Vierling Drive in Drumeldra Hills was long and narrow with a 90-degree turn into the garage — tight enough that pulling in and out required precision every time. The main section of the driveway needed more width, and the area in front of the garage needed to extend out to a new retaining wall that Spencer’s landscaper was building to hold the grade along the edge.

What We Did

We laid out the new right edge of the driveway and widened the main section by one foot along the full length. As the driveway approached the house, we extended it further — roughly 320 additional square feet — out to the new retaining wall so Spencer could turn into the garage without running off the edge. We coordinated timing with his gardener so the retaining wall was finished first, then came in two days later.

We removed the dirt, hauled it off, laid 3 to 6 inches of CR-6 stone, 3 inches of base asphalt, and 2 inches of 9.5mm topping asphalt. All edges were banked at a 45-degree angle and the job site was cleaned before we left. The full job — roughly 2,410 square feet — was completed in one day.

The Result

Spencer now has a driveway wide enough to use comfortably and a garage approach that doesn’t require a three-point turn to pull in. The new asphalt ties cleanly into the retaining wall with no gap or grade issue. One-year workmanship warranty included.

“Jim Stanley Asphalt just finished paving my driveway. It is very long and narrow with a ninety degree turn into our garage. Our ask — to widen the area in front of the garage and to add an additional foot of width for the entire length. Jim’s estimate was fair. He worked seamlessly with our gardener who needed to replace and in some cases build a short retaining wall to prevent any slippage. They collaborated on time and once the wall was complete, Jim was here two days later. He addressed each of our requests, giving detail as to what needed to be done and how it would be addressed. He completed the entire job in just one day. The finished product is simply beautiful. Without reservation, we highly recommend his attention to detail, his professionalism and the quality of the job.”

Why Silver Spring Homeowners Call Us

Same owner, same crew since 1988. Jim Stanley founded this company, and his son Mike runs it today. Jim or Mike is on every single job — not a salesman, not a project manager you never see again after the estimate. Our crew has been with us for years. These are experienced guys who know what they’re doing, and we don’t rotate them out or sub the work to whoever’s available that week. You get the same faces from estimate to completion.

We own our equipment. Our trucks, our paver, our roller — all ours. Not rented by the day, not borrowed from another crew. We show up ready, every time.

We don’t push unnecessary work. If your driveway needs a patch, we’ll tell you. If it needs a full replacement, we’ll tell you that too. If the real issue is width and not surface condition, we’ll tell you that — because repaving a driveway that just needs to be wider doesn’t solve the problem.

We know Silver Spring. The creek valleys and the drainage challenges they create. The dense canopy that keeps surfaces damp. The older neighborhoods where driveways have been down for half a century. We’ve been paving here since 1988 and we’re not going anywhere.
