Commercial Paving in Rockville, MD

Parking lots, private roads, and commercial surfaces — real work, real details, no stock photos.

Resurfacing a Busy Lot Is a Logistics Problem

Rockville Pike is one of the highest-traffic commercial corridors in Montgomery County — a continuous stretch of retail, medical, office, and mixed-use properties where parking lots take real daily punishment from high volumes of vehicles and don’t get the recovery time that lower-traffic properties do.

Resurfacing a busy commercial lot on Rockville Pike isn’t just a paving job. It’s a logistics problem — the work has to get done without shutting down the businesses that depend on that lot every single day.

We’ve been doing commercial paving work in Rockville since 1988. We know how to plan and sequence a job so that businesses keep operating, customers keep parking, and the lot still gets done right.

Parking Lot Resurfacing and Replacement

The sustained load on a Rockville Pike lot is different from most commercial properties in the county. Retail traffic means constant starts, stops, and tight turns — the kind of stress that wears through a thin commercial surface in a fraction of the time. We spec 12.5mm HMA for every commercial job — higher aggregate content than residential topping, designed to handle that load without rutting or cracking prematurely. We assess the base before we quote anything, because the right topping mix on a failed base is still a failed lot.

Phased Work on Operating Lots

When a lot can’t shut down, the job has to be broken into sections — one area at a time, keeping the rest of the lot open. This takes more planning than a standard job, but it’s the only realistic approach for a property that serves tenants and customers seven days a week.

Milling

When a lot surface has built up over years of paving cycles and the transitions at curbs, drains, and building entrances are no longer flush, we mill it down before any new asphalt goes down. Skipping this step is what causes the bumps and lips that develop at edges after a resurface.

Line Striping and ADA Compliance

Every lot we resurface gets fully restriped before we leave — parking stalls, fire lanes, directional arrows, handicap spaces, and access aisles. The dimension standards for accessible parking have tightened over the years, and a lot originally striped to 1990s code isn’t compliant today. We stripe to what the code requires now, not what was already on the asphalt.

Crack Filling and Patching

On a lot that sees the volume Rockville Pike properties handle, a crack that goes unaddressed for one winter becomes a pothole by spring. The freeze-thaw cycle gets into the crack, the water expands, and vehicle weight does the rest. We seal surface cracks with hot rubberized material before water gets underneath, and cut out and replace sections where the base has already given way — because sealing over a failed base just delays the next failure.

Sealcoating for Commercial Lots

A Rockville Pike lot absorbs vehicle fluids at a rate that residential driveways don’t come close to — petroleum-based contaminants that break down asphalt binder from the surface down. Sealing on a regular schedule is what interrupts that process and keeps the surface from degrading faster than it should between resurfacing cycles.

Parking Lot Resurfacing at a Retail Shopping Center on Rockville Pike

Rockville, MD — Completed 2024

What We Found

A property management company contacted us about resurfacing a retail shopping center parking lot on Rockville Pike. The lot was roughly 19,840 square feet serving multiple businesses, with 240 to 300 square feet of cracked asphalt that had failed and needed to come out. The lot stayed busy throughout the day, which meant the work had to be planned around the businesses rather than shutting them down.

What We Did

We removed the 240 to 300 square feet of failed asphalt and hauled it away. We milled the surface down in all areas that needed to meet back flush. We cleaned the full lot and applied EM-50 tack coating so the new surface would bond to the existing asphalt. We machine-laid 2 inches of topping asphalt and power rolled with commercial rollers. We completed the work in sections to keep the businesses operating throughout the job — no full shutdowns, no lost business days. We restriped the entire lot including all parking lines and handicap spaces. One-year workmanship warranty included.

The Result

A busy Rockville Pike shopping center with a fresh, properly finished surface, restriped to current standards, completed without interrupting the businesses that depend on that lot every day.
