Asphalt Paving in Potomac, MD

Family-owned driveway paving, sealcoating, and repair for Potomac homeowners since 1988.

Local Potomac Paving Experience That Makes a Lasting Difference

Potomac isn’t like the rest of Montgomery County, and neither are its driveways. Between River Road and Falls Road, you’ve got some of the longest private driveways in the region — winding through mature oaks and tulip poplars, climbing grades that would give a flat-land paver trouble, and sitting on soil that holds water like a sponge after every spring storm. Most of the homes between Potomac Village and Great Falls Park were built in the 1960s and 70s, which means the original driveways are pushing 50 to 60 years old. They were paved on thin gravel bases that were never designed for today’s SUVs, delivery trucks, and landscaping trailers.

We’ve been paving in Potomac since our first year in business — 1988. We’re based five minutes away on Cypress Hill Drive in Gaithersburg, not driving in from an hour away and guessing at your soil conditions. We know which streets off River Road have clay that traps water under the base. We know which neighborhoods along Falls Road have county right-of-way setbacks that affect the first 15 feet of your driveway. We know that the freeze-thaw cycle between November and March is what turns a hairline crack in October into a crumbling edge by April. That kind of local knowledge is the difference between a driveway that lasts 20 years and one that fails in three.

What We Do in Potomac

Driveway Paving and Replacement

Full removal of the old surface, base repair or rebuild, new asphalt laid and compacted to a smooth, dense finish that holds up to the heavy vehicles Potomac driveways see every day.

Driveway Widening and Extensions

Adding parking space, a turnaround, or room for a third car without tearing up what’s already working. We tie the new section into the existing asphalt as cleanly as possible, so the finished driveway reads as one continuous surface rather than two separate patches.

Sealcoating

Protects the surface from UV, water penetration, and oil damage. We match the method to the driveway — oil-based sealer applied under pressure for newer surfaces, latex brushed on by hand for older ones. Most Potomac driveways benefit from sealing every 2 to 3 years.

Crack Filling and Patching

Hot rubberized crack fill and infrared patching for localized damage. Catches small problems before they become full replacements. Especially important after a hard Potomac winter when freeze-thaw has done its damage.

Resurfacing and Overlay

When the base is still solid but the surface is worn, cracked, or oxidized, an overlay saves you the cost of a full tear-out. We mill or prep the existing surface, apply tack coat, and lay new asphalt on top. Not every driveway qualifies — we’ll tell you honestly whether yours does.

Culvert Pipe Replacement

Collapsed or rusted pipes under the driveway cause sinkholes and standing water. It’s a job most paving companies steer away from because of the permit process, but it’s work we do regularly in Potomac. See our dedicated Culvert Pipe Replacement page for the full detail and a real local case study.

Potomac Neighborhoods We Work In

Every Potomac neighborhood has its own personality — and its own paving challenges. Here are some of the communities where we’ve done the most work over the past 38 years:

Avenel

Roughly 900 homes on 1,000 acres surrounding the TPC Potomac at Avenel Farm golf course. Built in the 1980s and 90s, so the original driveways are now 30 to 40 years old and many are due for replacement. Long private drives, mature tree canopy, and an HOA with appearance standards that demand clean, professional work. We’re familiar with Avenel’s rules and coordinate accordingly.

Palatinate

Established homes on generous lots near Potomac Village. Many of the original driveways were built on bases that were too thin to begin with, and decades of use have worn them past the point of patching. These are typically full tear-out-and replace jobs.

Bradley Farms

A 1960s-era neighborhood with solid homes and narrower driveways that owners often want widened for a second parking spot or better turnaround access. We widen and tie in to existing asphalt cleanly so the finished product looks like one continuous surface.

River Falls

Large estate lots along the Potomac River with some of the steepest driveway grades in the area. Heavy tree canopy, significant runoff from hillside drainage, and long approaches that take real grading skill to pitch properly. If you’ve had water sheeting down your driveway and pooling at the garage, the grade is the problem.

Falls Road corridor

A mix of older homes and newer builds along one of Potomac’s main arteries. Montgomery County right-of-way rules apply to the first 15 feet of many of these driveways — meaning the county technically owns that strip and may only allow a top layer, not a full dig-out. We know which properties this affects and build the scope accordingly so you don’t get a surprise from the county after the work is done.

Falcon Crest

Private, wooded lots with driveways that curve through trees. Root intrusion is the most common issue — roots lift the asphalt from underneath, creating bumps and cracks. We cut back roots where safe, rebuild the base in those sections, and repave for a smooth surface that lasts.

Potomac Village area

Smaller residential lots near the shops and restaurants at Falls and River Road. Tighter access for equipment, but we run our own gear, sized right for the job. No renting oversized machines that tear up your lawn getting in.

Why Potomac Driveways Are Different

Potomac sits in a unique spot. You’ve got Great Falls Park and the C&O Canal towpath drawing traffic down MacArthur Boulevard and Falls Road. You’ve got Glenstone Museum pulling visitors through neighborhoods that were designed for residential traffic, not tour buses. And you’ve got some of the highest-value homes in Maryland sitting on driveways that were built before anyone imagined a two-ton delivery van pulling in five times a week.

The schools tell the story too. The morning drop-off line at Churchill High School, the afternoon pickup at Cabin John Middle, the daily bus routes through Bradley Farms and up Seven Locks Road — all of that traffic rolls over residential driveways and neighborhood streets that were paved for a different era. The wear is real, and we see it on every estimate we do in Potomac.

Then there’s the weather. Potomac’s tree canopy keeps driveways shaded and damp longer than open suburban neighborhoods. Shade slows drying after rain, which means more moisture sitting on the surface and seeping into cracks. When that moisture freezes between November and March — and in Potomac it freezes and thaws dozens of times per winter — it expands inside every crack and pushes the asphalt apart from the inside. By April, what was a hairline crack in the fall is a crumbling edge or a pothole. That’s why we recommend sealing every few years and addressing cracks before winter, not after.

And if your property has an HOA — Avenel, River Falls, some of the newer communities off Piney Meetinghouse Road — there may be appearance standards or approval processes for driveway work. We’ve worked within HOA guidelines before and can help you navigate the approval if needed. If your property requires a Montgomery County permit for work near the public right-of-way, we know the process and handle it.

Driveway Repave and Regrade for Franz in Lake Normandy Estates

Potomac, MD — Completed 2026

What We Found

Franz has been a customer for close to three decades, we’ve done three of his homes over the years. At his current home, which he’d recently moved into and had been steadily updating, the driveway had a real problem: water was pooling at the bottom instead of draining off.

What We Did

We removed about 80 square feet of failing asphalt at the base of the driveway and corrected the grading there to fix the water issue for good. We re-pitched the apron, raising the right side about 6 inches and the left side about 3 inches, building in roughly 3 inches of pitch across the width so water actually runs off instead of collecting. We resurfaced the rest of the roughly 950 square foot driveway with 2.5 inches of fresh asphalt.

The Result

The standing water problem is gone, and Franz has a driveway that actually drains the way it should. One-year workmanship warranty included.

“I have used this company on multiple projects over the last three decades. A very reliable, good quality and fair prices.”

Why Potomac Homeowners Call Us

Same owner, same crew since 1988. Jim Stanley founded this company, and his son Mike runs it today. Jim or Mike is on every single job — not a salesman, not a project manager you never see again after the estimate. Our crew has been with us for years. These are experienced guys who know what they’re doing, and we don’t rotate them out or sub the work to whoever’s available that week. You get the same faces from estimate to completion. We’re right up the road in Gaithersburg — five minutes from Potomac Village.

We own our equipment. Our trucks, our paver, our roller — all ours. Not rented by the day, not borrowed from another crew. We show up ready, every time.

Highest rated on Google with verified reviews from your Montgomery County neighbors. Not bought, not incentivized — real people who hired us and took the time to write about it. Look us up before you decide.

Google Guaranteed, MHIC licensed, fully insured. We passed Google’s background check and screening. MHIC #01-66672 means we’re licensed by the State of Maryland. Both are on the record. We don’t push unnecessary work. If your driveway needs a patch, we’ll tell you. If it needs a full replacement, we’ll tell you that too. And if a sealer salesman told you to seal a brand-new driveway, we’ll tell you to wait a few years — because we’re not a company that sells you work you don’t need.

We know Potomac. The clay soil off River Road. The right-of-way rules along Falls Road. The HOA standards in Avenel. The steep grades in River Falls. The root problems under the old oaks in Falcon Crest. We’ve been paving here for 38 years and we’ll be here for the next 38.
