Family-owned driveway paving, sealcoating, and repair for Cabin John homeowners since 1988.

Driveway Paving for Cabin John’s Wooded Neighborhoods

Cabin John is one of the smallest and most distinctive communities in Montgomery County — about 2,500 people on wooded lots along MacArthur Boulevard between the Potomac River and the Beltway. The Union Arch Bridge, built between 1857 and 1864 as part of the Washington Aqueduct, still carries MacArthur Boulevard across Cabin John Creek on a single lane with traffic signals — it was the longest single-span stone masonry arch in the world when it was completed, and it’s still in active use carrying drinking water to Washington, D.C. That one-lane bridge is part of daily life here, and so is the tight-knit, small town character that comes with a community this size.

The homes in Cabin John range from the original Cabin John Gardens houses — 100 homes built by the federal government during World War II for workers at the David Taylor Model Basin — to larger renovated and rebuilt properties along MacArthur Boulevard and the surrounding streets. Most of the driveways here were paved decades ago on bases that weren’t built for the heavier vehicles that families drive today. The lots are wooded, the canopy is dense, and the clay soil underneath holds moisture the way it does everywhere in Montgomery County. We’ve been paving in Cabin John since 1988. We’re based in Gaithersburg and work in the MacArthur Boulevard corridor regularly.

Driveway Paving and Replacement

Cabin John’s homes sit close together on wooded lots, which means driveway work here requires precision with equipment placement and attention to landscaping, property lines, and neighbor proximity. We remove the old surface, rebuild the base where it’s failed, and pave new — working within the tight site conditions that come with a community this dense without damaging what’s around the driveway.

Driveway Widening and Extensions

Several properties in Cabin John share common driveways or access lanes that branch off to individual homes. When one homeowner repaves, the connecting sections often need attention too. We handle multi-property jobs where a shared driveway and individual drives all get done together, coordinating the scope so the finished surfaces connect properly and the cost is split fairly between neighbors.

Sealcoating

The canopy over Cabin John keeps driveway surfaces damp well past the point where open-sun neighborhoods have dried out. That constant low-level moisture is what pulls the oils out of asphalt over time, leaving a brittle surface that cracks sooner than it should. Sealing locks that moisture out before it starts the breakdown — and on a Cabin John driveway, the protection matters more than it does in neighborhoods where the sun dries the surface naturally every afternoon.

Crack Filling and Patching

Cabin John’s mature hardwoods don’t just shade the driveway — their root systems run underneath it. When a root lifts a section of asphalt even slightly, it creates a gap that water fills. That water freezes, expands, and turns what started as a minor lift into a crack that spreads across the surface by spring. We fill with heated rubberized sealant where the damage is still at the surface, and cut out and rebuild sections where roots or base failure have broken through.

Resurfacing and Overlay

When the base is still solid and the surface just needs a fresh start, a resurface saves money over a full tear-out. We mill down the high spots at the garage, walkway, and street so the new layer meets every transition flush, tack coat the existing surface, and machine-lay fresh asphalt on top. Cabin John driveways that get resurfaced at the right time avoid the full replacement cost for another 15 to 20 years.

Culvert Pipe Replacement

Properties along the lower sections near Cabin John Creek sometimes have drainage infrastructure under their driveways that’s been in the ground since the homes were built. Failed pipes cause sinking and water problems that no surface repair can fix. We handle the full excavation, pipe replacement, and repaving.

Driveway Resurfacing for Susan on 76th Place —
Plus the Neighbor and Shared Driveway

Cabin John, MD — Completed 2026

What We Found

Susan’s driveway at 6514 76th Place was roughly 800 square feet, with about 230 to 250 square feet of cracked asphalt that had failed and needed to come out. The rest of the surface was worn but the base underneath was still intact. The driveway also sat too high at key transition points — the garage, the walkway, and the street connection. Susan came to us on the strong recommendation of her neighbor, who we’d already paved for and who was impressed enough to insist Susan call us.

What We Did

We removed the 230 to 250 square feet of failed asphalt and hauled it away. We milled down the high spots at the garage, walkway, and street so the new surface would meet each transition flush. In the areas where we removed the old asphalt, we laid 3 inches of 19mm base and compacted with a 3- to 5-ton roller. We tack coated the entire driveway and machine-laid 2.5 inches of topping asphalt, then power rolled the full surface. All edges were banked at a 45-degree angle and the job site was cleaned before we left. One-year workmanship warranty included.

We also repaved the shared common driveway — roughly 1,240 square feet — that branches off to both properties, and the neighbor’s individual driveway at about 620 square feet. The entire three-surface job — Susan’s driveway, the neighbor’s driveway, and the common access between them — was done together so everything connects cleanly as one finished surface.

The Result

Susan and her neighbor now have three connected surfaces that all look and perform as one piece — no mismatched edges, no grade issues where old meets new, and a common driveway that both households can use without worrying about the surface underneath.

“We just had our driveway in Cabin John repaved having taken the strong recommendation of a neighbor who just had J Stanley Asphalt repave her driveway. She was impressed by how straightforward the company was in recommending what needed to be done, and no additional sales. J Stanley Asphalt finished the job in a day and a half at a reasonable price. It looks great. Couldn’t be more pleased!”

Why Cabin John Driveways Are Different

Cabin John sits under one of the densest tree canopies in Montgomery County. The mature hardwoods along MacArthur Boulevard and throughout the residential streets keep driveways shaded for most of the day, which traps moisture on the surface and accelerates the breakdown that leads to cracking and oxidation. Root systems from those same trees push up from underneath, creating heave patterns that crack the surface from below while the moisture works on it from above.

The other factor is proximity. Cabin John’s lots are smaller and closer together than the estate properties in Potomac or the farm driveways in Poolesville. That means driveway work happens in tighter quarters — closer to landscaping, closer to property lines, closer to the neighbor’s driveway. Shared common driveways are common here, which means the work often involves coordinating across properties rather than just paving one surface in isolation.

Cabin John Neighborhoods and Landmarks

The Union Arch Bridge is the landmark — completed in 1864, it was the longest single-span stone masonry arch in the world for nearly 40 years. It still carries MacArthur Boulevard across Cabin John Creek on a single lane and still functions as part of the Washington Aqueduct, delivering drinking water from Great Falls to Washington, D.C. The American Society of Civil Engineers designated it a National Historic Civil Engineering Landmark in 1972.

Cabin John Gardens is the original residential development — 100 homes built during World War II for workers at the David Taylor Model Basin, located on the south side of MacArthur Boulevard. Many of those homes have been extensively renovated and enlarged since the government sold them in 1956, but the cooperative community spirit from that era is still part of the neighborhood’s identity.

The C&O Canal runs along the Potomac edge of the community, with Lock 8 and Lock 10 accessible from the Clara Barton Parkway. Cabin John Local Park sits at 7401 MacArthur Boulevard. The Clara Barton Neighborhood Recreation Center, housed in the former Clara Barton School, serves as the community hub for meetings, events, and the annual Chicken & Crab Feast every September — the town’s largest gathering, drawing 600-plus residents. The Turkey Trot on Thanksgiving morning is a 2.5-mile run and walk along MacArthur Boulevard and the C&O Canal towpath.

We don’t push unnecessary work. If your driveway needs a resurface, we’ll tell you that — not try to sell you a full replacement. If it needs a tear-out, we’ll explain why. And if your neighbor’s driveway and the shared access between you both need it too, we’ll scope the whole thing together so it’s done right.

We know Cabin John. The dense canopy and the moisture it traps. The tight lots and the shared driveways. The tree roots pushing up from underneath. We’ve been paving here since 1988 and we’re not going anywhere.
